Are you purchasing a property? What's the first steps?

When you are purchasing, it's hard to know where to start. The first step is always to know your budget, ensure you have your finances in order, and then find a property.

Once you do find a property, we'd strongly recommend having a conveyancer look over the contract of sale and section 32 prior to making any formal commitment. Although we try to do this as fast as possible, it is naturally a taxing task as we do go through each page in detail. We do not charge to do this* as this is part of our service with the hope we act on your behalf once you do find a purchase property.
*unless in exceptional circumstances, e.g. if we are required to look over 6 different contracts

When you put an offer in, you should ensure that any conditions you'd like are in the Contract of Sale prior to signing, such as a finance clause of a building and pest inspection.

Once your offer is accepted, we will enter the Contract of Sale and Section 32 into our system, complete our initial paperwork and get the process started.

We will follow up on important dates such as building and pest inspection, or finance clauses to ensure these dates are satisfied so you are not left in a compromising position.

Our role is then to liaise with the other parties and ensure each step is completed as required and keep you informed throughout. This includes completing the stamp duty assessment and any applicable concessions you may be eligible for such as first home owners or pension concessions. We ensure settlement is facilitated; this is done via PEXA which is a digital settlement platform, which the vendor, purchaser and the banks of both parties where applicable will meet to complete settlement.

If you'd like a further breakdown of the process or need assistance throughout, we are always available to chat over the phone or you can email us via our contact details.
